How do I know if my Structural Post, Column, or Pier needs to be Replaced?

Recognizing the early signs of structural issues can prevent more extensive damage. Indicators that your home’s support structures may require attention include:

• Surface rust (light orange/brown, flaky but shallow): Although not an indicator of structural damage, surface rust does indicate that the protective galvanised coating of your posts is beginning to or has failed. We would recommend replacement for piece of mind and longevity of the remedy, though you may be able to hold out a little longer by applying a rust preventative treatment. 

• Deep rust with dark brown/red, scaly, with flaking or pitting: If it looks like the metal has lost significant material or feels thinner in spots, that’s a red flag, replace these posts.

• Steel bulging, swelling or cracking : Rust has started to swell the steel. This can cause damage to other materials nearby such as concrete, paving or masonry. Any posts that is bulging or swollen is significantly structurally affected, replace these posts.

• Cracking or leaning: If your masonry piers are cracking or leaning, it is an indication of foundation failure. Typically this occurs when the original footings were not installed to the correct size or specification. Replace these piers.

• Soft, spongy or crumbly wood: dry rot and wet rot in timber can significantly weaken structural integrity. Replace these posts.

• Termite damage: Blistering and bubbling, visible tunnels or galleries, appearance of mud tubes or a hollow/papery sound when tapped on can indicate termite damage. Termite damage will result in a significant reduction in structural integrity. Replace these posts.
